The last 30 days · Sept. 26 – Oct. 26, 2026

  • Building operations take centre stage again REMI Network · Oct. 19, 2026

With rent and value growth flattening, owners are counting on day-to-day operations to lift building performance, while an ageing workforce leaves fewer experienced operators to do it.

  • Check vendors’ cyber security before they reach building systems REMI Network · Oct. 15, 2026

Contractors often have access to building systems. Owners are urged to review vendors’ security practices before granting access, and to share lessons from breaches rather than hide them.

  • Whole-building energy data is still hard to collect REMI Network · Oct. 2, 2026

Ontario requires large commercial buildings to report energy and water use, but gathering tenants’ utility data still runs through consents and utility rules. BOMA Canada, CAGBC and REALPAC are pressing for a national data-access standard.

  • Higher bond yields put building quality in focus RENX · Oct. 2026

Avison Young says rising long-term yields push up cap rates and borrowing costs. Newer, well-kept buildings with strong tenants should hold value best; older properties face more leasing risk and capital spending.

  • An industrial building among BOMA Canada’s 2026 TOBY winners RENX · Sept. 30, 2026

At BOMA Canada’s national awards in Ottawa, QuadReal’s St. James Business Centre 3 won the TOBY for industrial buildings. BGO and Oxford Properties also took top honours.

Keystar Realty Commercial News Report

October 2026 · Ontario industrial and commercial market

  • Industrial vacancy is falling nationally. CBRE puts Canada’s industrial availability at 5.2% in Q3, down 30 basis points, its largest quarterly drop in five years. Average asking net rent eased to $14.77 per sq. ft., 2.4% lower than a year ago. (CBRE, Oct. 1)
  • Southwestern Ontario is tighter than the GTA. On Altus Group’s measure, Southwestern Ontario availability fell 160 basis points in a year to 6.4%, while GTA availability rose 60 basis points. (Altus Group, Oct. 22)
  • New GTA space is still mostly unleased. Nine buildings totalling nearly 2.5 million sq. ft. were completed in the GTA in Q3, 85% of it still available, with 12.3 million sq. ft. more under construction. Toronto asking rents are 3.1% below a year ago. (Altus Group; CBRE)
  • Deals. Soneil Investments bought a six-property, roughly 650,000 sq. ft. industrial, retail and mixed-use portfolio in Markham, North York, Vaughan and Mississauga from Humbold Properties for over $180 million (RENX, Oct. 16). Pharmaline plans a 90,000 sq. ft. pharmaceutical plant in London’s Innovation Park (CTV News London, Oct. 14).
  • Rates. The Bank of Canada announces its next decision on Oct. 28. The policy rate has been 2.25% for seven straight meetings; with September inflation at 3.1%, markets put the odds of an increase at close to 78%. (The Canadian Press, Oct. 26)

What we’re watching: availability is tightening in Southwestern Ontario while the GTA absorbs a wave of large new buildings. If rates rise, financing will cost more for buyers and for owners who refinance.
